Heat Wave Expo Survival Guide

Rows of artisanal hot sauce bottles at Centennial Hall London Ontario

The Heat Wave Hot Sauce Expo is London’s largest spicy food event, taking place on Saturday, February 28, 2026, from 11:00 AM to 7:00 PM at Centennial Hall (550 Wellington St). General admission tickets are $9.99 in advance or $15 at the door. The event features over 50 hot sauce vendors, local craft breweries, and live eating competitions including the famous “Ring of Fire”.

When and where is the 2026 Heat Wave Expo?

The event runs for one day only: Saturday, February 28, 2026. Doors open at 11:00 AM and the heat lasts until 7:00 PM.

It is located in the heart of downtown London at Centennial Hall (550 Wellington St) [Google Map Link].

Parking Pro Tip:

The lot next to Centennial fills up instantly. Save money (and your sanity) by parking a few blocks east near Victoria Park and walking over. The cold air on the walk back will feel amazing after the wings.

How much are tickets and food?

You should buy your tickets online before you go to save cash for the vendors.

  • Online Advance: $9.99
  • At The Door: $15.00

Get Tickets Here

Important Note on the “Wing Deal”: If you were looking for the “Admission + Wings” combo ticket, it sold out on February 1st. You missed it. But don’t worry, you can still buy food inside (see below).

Can you buy actual meals at the Expo?

Yes. You aren’t just eating sauce on a spoon. You can buy full meals inside to soak up the heat.

  • The Anchor: C’Angelina Meat Catering (Booth #124b) is anchoring the food side of the expo. These are the local meat specialists you want to visit first to build a “base” before attacking the hot stuff.
  • The Strategy: Grab your food first, then take your tray to the vendor tables to sauce them up with the samples. It’s the ultimate “try before you buy.”

Local Heroes: The London & Area Roster

This is a national event, but we support the home team. Use this checklist to visit the local legends:

The London City Standouts:

  • Oceanspice Company (Booth #109): Authentic Jamaican Scotch Bonnet sauces and jerk marinades.
  • Proper Heathen (Booth #151): High-flavor, artisanal small batches with a modern edge.
  • The Botanist Alchemy (Booth #107): Farm-to-bottle, all-natural, and organic sauces.
  • Burn Out Hot Sauce (Booth #116): Intense flavor-first profiles created by local enthusiasts.
  • Gratzy’s BBQ (Booth #120): Family-recipe BBQ and dipping sauces.

The Regional Powerhouses:

  • Tijuana Tom’s (St. Thomas – Booth #128): Massive variety ranging from mild to “melt your face.”
  • Chucky Habanero (Mt. Brydges – Booth #135): Famous for fruit-and-fire pairings like Roasted Pineapple Habanero.

Special Mention:
The Soda Pop Bros: While they aren’t London-based, they will be there pouring their legendary craft sodas—the perfect fire extinguisher if you aren’t drinking beer!

The Official 2026 Fight Card

The Ring of Fire is where the legends are made. Even if you don’t compete, you have to watch. You can view the Full Schedule of Events Here.

  • 3:00 PM: The Heatwave Chicken Wing Eating Competition
  • 4:00 PM: “Shoot The Boot” Ginger Beer Challenge (Soda Pop Bros)
  • 4:15 PM: Spicy Challenge (TBD)
  • 4:30 PM: The “Tag Team” Speed Eating Competition
  • 5:15 PM: The Vegan, Fastest Basket Competition
  • 5:45 PM: The Main Event: Hurt Berry Farms Chilli Pepper Eating Competition

Think you have what it takes? Registration is OPEN NOW online, or you can check the DJ Booth at 11:00 AM for any last-minute dropouts.

How do I survive the heat without ruining my day?

If you walk in and immediately try the “Level 10” Ghost Pepper sauce, your day is over.

  1. The “Ladder” Method: Start with the mild salsas and fruity habaneros. Talk to the vendors—they are passionate artisans. Work your way up the Scoville scale slowly.
  2. The Rookie Mistake: Do not drink water. Water spreads the oil (capsaicin) around your mouth.
  3. The Fix: Grab a beer from London Brewing Co-Op or Forked River Brewing, or hunt down some dairy.

Where should we go after the Expo?

You’ve done the lap. You’ve bought three bottles of sauce you’re slightly afraid of. Now what?

  • Cool Down: Head over to Richmond Row for a milkshake or a casual dinner to settle the stomach.
  • Walk it Off: A walk through Victoria Park (just a block away) is the perfect way to get some fresh air before heading back to the car.

Join the Conversation

We want to hear from the real heat-seekers in London:

  • Are you up for the challenge? Would you ever enter the Chilli Pepper contest, or are you strictly a spectator?
  • Have you been before? What’s the one sauce you bought last year that you’re still hoarding?
  • What is your favorite local sauce? Let’s give them a shout-out in the comments!

Grab your tickets at HeatWaveExpo.com and I’ll see you in the Ring of Fire! (NOT! LOL!)

GNCTR Concrete Sled Race

"University of Toronto Yellow Submarine Concrete Toboggan at GNCTR."The Great Northern Concrete Toboggan Race (GNCTR) is taking over Boler Mountain this week. The main event (Race Day) is Saturday, February 7, 2026. It features 400+ engineering students, 350-pound concrete sleds, and speeds hitting 60km/h. And yes, it is free to watch.

The Spectacle: What is it?

If you haven’t seen this before, it sounds like a typo. It isn’t.

This is Canada’s longest-running engineering competition, started back in 1974.

Engineering teams from across Canada (and the US) spend months designing toboggans with a critical constraint: The running surface (skis) must be made of concrete. They also have to hold 5 people, weigh under 350 lbs, and actually steer (mostly).

Why this is a big deal for London

This is only the second time in history London has hosted (the last time was 2014). Western University is the host school, bringing the event home after the University of Toronto took the title in Montreal last year with a Yellow Submarine sled.

The “Insider” Logistics (How to watch like a Pro)

If you want to support the students without the headache, here is the playbook:

  • When to go: Saturday, Feb 7 is Race Day. Aim for 10:00 AM – 2:00 PM.
  • Where to stand: Skip the top of the hill. Go to the bottom “run-out” zone. You get to see the braking systems deploy (or fail) and the teams celebrating. It’s the highest energy spot.
  • Parking Hack: The main lot at Boler will be a zoo. Drop passengers at the loop and park on the side streets South of the hill (check signs carefully!), or carpool.

Who Should NOT Go?

I want to be honest. This is a university engineering event. It is loud (“spirit” chanting is constant), crowded, and cold. If you prefer a quiet, heated environment, stay home and check the highlights on gnctr2026.ca.

Why this matters

We often talk about London as a “University Town.” This is what that looks like in action. Smart, talented people having fun and building community right here in our backyard.

See you on the hill.

The $5,000 Ice Dam Mistake

Massive ice dam on red brick London Ontario home in winter

You know that massive icicle hanging over your front porch? The one that looks like a winter decoration? It’s not just “weather.” It’s a warning sign that your attic is leaking heat—and it could be costing you thousands.

That icicle is the visible tip of an Ice Dam. And right now, your instinct is probably to go outside with a broom and knock it down.

Don’t do it. Hacking at the ice often rips the gutter right off the fascia or cracks your frozen shingles, turning a maintenance issue into a $5,000 repair bill. The real fix is stopping the heat loss in your attic, not fighting the ice.

🎥 Video Summary: Coming Soon

Why Is This Happening? (It’s Not Just the Snow)

Ice dams aren’t caused by cold weather; they are caused by heat leaking out of your house.

Diagram showing heat loss causing ice dams

  1. Warm air leaks into your attic because of gaps or thin insulation.
  2. That warm air melts the snow on your roof—even when it’s -10°C outside.
  3. The water runs down until it hits the eaves (the overhang). Since the eaves are cold, the water freezes instantly.
  4. That ice builds up into a dam. Now, trapped water pools behind it and seeps under your shingles and into your drywall.

Put the Broom Away

When you see a 4-foot icicle, the temptation to knock it down is huge. Stop. In these temperatures, your shingles and aluminum gutters are brittle.

  • The Swing: One hard hit can shatter a frozen asphalt shingle.
  • The Weight: Icicles are heavy. If you knock a big one loose, the sudden weight shift can rip the spikes right out of your fascia board.
  • The Result: You might get the ice down, but you’ll be buying new eavestroughs in April.

Three Ways to Fix It (From $30 to $3,000)

If you have a dam right now, here are your three options, starting with the safest quick fix.

1. The Quick Fix: Melt a Channel

Cost: ~$30. Use Calcium Chloride. This is the stuff you want. It melts ice at much lower temperatures (-31°C) than salt and is safer for your roof. Look for products like Snow Joe MELT or Alaskan Ice Melter.

Do NOT use Rock Salt. Standard salt stops working at -9°C, corrodes your aluminum gutters, and ruins shingles.

How to do it: Get an old pair of pantyhose. Fill one leg with the Calcium Chloride crystals. Lay it vertically across the ice dam so it hangs over the gutter. It will slowly melt a channel through the ice, giving the trapped water a way to drain out.

Where to buy supplies in London:

2. The Band-Aid: Heat Cables

Cost: $150 – $300 (plus install). You’ve seen these zigzag cables on roofs in Lambeth. They heat up and melt a path for the water to flow. This is a management tool, not a cure. It costs electricity to run, but it’s cheaper than replacing drywall.

Products to check: Waterline RoofGuard or EasyHeat ADKS kits.

3. The Real Cure: Insulation & Ventilation

Cost: $1,500 – $3,000+. The only way to stop this permanently is to keep your roof deck cold. That means sealing up the air leaks and topping up your insulation to R-60.

The 2026 Rebate Update (Good News):

As of January 2026, the Home Renovation Savings Program (HRS) has replaced the old HER+ program. You can get a rebate of up to $1,250 specifically for attic insulation upgrades.

The Change: Unlike previous years, the standalone attic rebate no longer requires an upfront energy assessment in many cases. This saves you time and fees.

Action: Check the Enbridge Gas website or Save On Energy for the official “HRS” forms before you buy materials.

The Insurance Trap: Do The Math

Before you file a claim for a water spot on your ceiling, pause.

  • The Risk: A single claim can increase your premiums by 15-20% for the next 5-7 years.
  • The Math: If your repair costs $1,500 and your deductible is $1,000, the insurance company pays $500. But your premium might go up by $300/year for 5 years ($1,500 total).
  • The Warning: Filing multiple small claims can lead to a “non-renewal” notice. Save your insurance for the catastrophic stuff (fires, major floods), not maintenance issues.

What This Actually Costs

Action Estimated Cost The Risk
Hitting it with a broom $0 High. You risk $2,000+ in gutter damage.
Steam Removal (Pro) $300 – $500/hr Low. Safe, but reactive.
Ignoring it $2,000+ Certain. Water will get in.
Attic Upgrade (Cure) $1,500+ None. Minus $1,250 Rebate = Huge ROI.

Thinking of Selling This Spring?

If you are seeing these icicles now, a home inspector is going to see the water stains in your attic three months from now. That turns a $500 fix into a $5,000 negotiation deduction.

Don’t wait for the buyer to find it. If you are planning to list in 2026, book a “Pre-Listing Walkthrough” with us. We will help you identify these “Red Flags” before you go to market, so you protect your equity and list with confidence.

Deep Clean vs Staging

Last Updated: January 15, 2026

Split screen of clean furnace filter and staged living room in London Ontario

🎥 Video Summary: Coming Soon

The Bottom Line: In a market where buyers have plenty of choices, you cannot afford to choose between cleaning and staging—you need a strategy for both. However, if you are budgeting your first $1,000, always prioritize a professional Deep Clean ($400–$800) over staging furniture. A buyer might overlook outdated furniture, but they will never overlook odors or grime. Cleanliness is the foundation; staging shows your home in its best light.

The “Lipstick on a Pig” Problem

We see this often. A seller has a beautiful home—maybe even professionally staged—but they miss the fundamentals.

Imagine walking into a home. The furniture is perfect, the rugs are trendy, and the art is placed just right. It looks like a magazine.

But then you get closer.

You see a layer of grey fuzz on the baseboards. You spot fingerprints all over the sliding door glass. Or worse, you smell that unmistakable scent of “wet dog” masked by a vanilla candle.

Suddenly, the expensive furniture doesn’t matter.

Whether your home is brand new, a charming century home, or fully staged with rented furniture, dirt levels the playing field. If the “bones” are dirty, the presentation falls flat.

The 2026 Reality Check:

In a market with low inventory, buyers might tolerate a bit of grime because they are desperate. But right now? Buyers have options. If they walk into your home and see neglect, they won’t bother trying to negotiate $10,000 off the price. They will just get back in the car and drive to the next house on their list. They don’t bargain with dirty houses; they move on.

The Math: Cost vs. Value

Let’s look at the actual numbers in London right now. Before you spend a dime, you need to know where the return is.

Service Estimated Cost The Impact
Deep Clean $400 – $800 Essential. Resets the home’s baseline value and prevents lowball offers.
Stager Consultation $150 – $250 Highest ROI. You get the expert “Roadmap” to execute yourself.
Full Staging $2,500+ High Value. Vital for vacant homes, but many occupied homes only need a “partial” stage.
Value Ladder showing Price Increase from Selling As-Is vs Cleaning vs Staging
Figure 1: The “Value Ladder” of Pre-Listing Prep.

The data is clear. For the price of one month of furniture rental, you can pay for a Deep Clean AND a Staging Consultation. This combination protects your equity first, then builds the dream second.

(If you are unsure which renovations actually pay off, check our Pricing & Fees Page for a breakdown of high-ROI updates).

The “Dog Bowl” Test

I always tell my clients this: “I want the buyer to be surprised you own a dog.”

Have you ever walked into a house that felt fresh and airy, toured the whole main floor, walked into the kitchen, saw a water bowl, and thought, “Oh wow, I didn’t even realize they had a dog!”?

That is the goal.

We become “nose blind” to our own lives. You don’t smell the dog, the cooking spices, or the basement dampness because you live there. But a buyer smells it in the first 10 seconds. And once they smell it, they stop looking at your upgrades and start looking for the exit.

The Fix: Don’t guess. Invite a “brutal friend” over before you list. Ask them to stand in the foyer and tell you the truth. If they smell anything, hire a professional cleaner immediately.

Close up of wiping baseboards clean

The “Golden List”: 4 Spots Sellers Always Miss

Most sellers vacuum the middle of the room and wipe the counters. That is “maintenance.” To get top dollar, you need to attack the “Detail Zones” that signal the home is well-maintained.

  1. The Furnace Room (Critical): If the furnace is covered in dust or the filter is clogged, buyers assume the mechanicals are old and neglected. A sparkling furnace room—with a clean filter—tells the buyer: “This home has been well maintained.”
  2. Exhaust & Ceiling Fans: Look up. Buyers will. If your bathroom fan is clogged with grey fuzz, it creates an immediate “ick.” Bonus: A dirty fan is loud and rattles. A clean fan is quiet. Cleaning it actually makes your home sound newer.
  3. Appliances (If Staying): Buyers will open everything. If the dishwasher, microwave, or oven are included in the sale, they must be spotless inside. A crusty oven rack suggests a lack of care.
  4. Baseboards & Trim: These frame your floors. If they are scuffed, even new flooring looks old. A Magic Eraser here can make the whole house feel 5 years younger.

Note: Don’t forget the hidden spots. Buyers are investigating. They will open hall closets and kitchen cabinets. If those spaces are dusty or disorganized, it signals a lack of storage and care.

The Winning Strategy: Clean First, Then Stage

Staging works. It helps a buyer fall in love and visualize their life in your home—especially if they can’t figure out where the TV goes or if your current furniture is a bit dated.

But staging works best when it highlights the home, not when it’s trying to cover it up.

Here is the “Smart Money” Budget:

  • The Deep Clean ($400 – $800): Hire a pro crew to scrub the baseboards, steam the carpets, and wash the windows. Make the house shine.
  • The Staging Consultation ($150 – $250): You don’t always need to rent a whole house of furniture. For a fraction of the cost, a professional stager can visit for 90 minutes. They will walk room-by-room, telling you exactly what to declutter, how to rearrange your furniture, and where to add a few low-cost accessories to transform the look.

The Bottom Line: You can hire a stager to do the work, or you can DIY their plan—but getting that expert “Roadmap” is invaluable. If you clean the “bones” and then apply the stager’s plan, you win.

Not Sure Where to Start?

Every home is different. Some just need a deep clean, while others need a full staging strategy to get top dollar.

Can I Build It? A Step-by-Step Guide to Additional Dwelling Units (ADUs) in London

UPDATED FOR 2026 MARKET CONDITIONS

Can I Build It? A Step-by-Step Guide to Additional Dwelling Units (ADUs) in London

In London, Ontario, you are generally permitted to add up to two Additional Residential Units (ARUs)—one inside your main dwelling and one in a detached structure—provided you meet zoning setbacks (typically 1.2m), lot coverage limits (usually 40%), and building code safety standards. As of 2026, homeowners can now refinance up to 90% of their property value to fund these builds, and development charges are largely exempt under Bill 23.

[VIDEO SUMMARY: INSERT 60-SECOND PROTECTOR CLIP HERE]

For years, building a “Granny Suite” in London felt like fighting City Hall. You battled Development Charges, restrictive zoning, and impossible financing rules. Most people gave up before they dug the first hole.

But in 2026, the doors just swung wide open.

Between the provincial Bill 23 (which slashed the “red tape” taxes) and the new federal mortgage rules allowing 90% refinancing for secondary suites, building an Additional Dwelling Unit (ADU) is no longer just a “nice idea”—it is arguably the single best ROI renovation available to London homeowners.

Whether you are looking to generate $1,800+ in monthly rental income or house aging parents without nursing home fees, here is the “Protector’s Guide” to exactly how it works, what it costs, and the traps that can kill your project.

The Rules: Can You Actually Build One on Your Street?

Before you call a contractor, you need to check your “Dirt.” The City of London has become much friendlier toward density, but the laws of physics still apply.

Here are the three “Deal Killers” we check first:

  • The Setback Surprise (1.2m): For a detached backyard suite, you typically need a minimum of 1.2 meters (approx. 4 feet) from the side and rear property lines. If you have a tight lot in Old South or a pie-shaped lot in a cul-de-sac, this setback can shrink your buildable area to zero.
  • Lot Coverage (The 40% Cap): In most residential zones (R1, R2), all structures combined (your house + garage + shed + new ADU) cannot cover more than 40% of your total lot area. If you already have a massive footprint and a pool, you might be maxed out.
  • Emergency Access: You need a clear path for firefighters (typically 1 meter wide) from the street to the backyard unit. No path? No permit.

PRO TIP

Don’t guess. Check the City of London’s interactive zoning map or call Building Services. A “Grandfathered” shed does not mean you can build a permanent home in the same spot.

Financing Your Build: The 3 “Secret” Funding Sources

This is the biggest change for 2026. Two years ago, you had to have the cash in the bank or a massive amount of equity. Today, the government wants you to build these units.

Here is the “Funding Stack” savvy investors are using right now:

ADU Funding Stack Chart 2026

1. The Federal “90% Rule” (The Game Changer)

Previously, you could only refinance your home up to 80% of its value. Now, under the new federal mortgage insurance rules, homeowners adding a secondary suite can refinance up to 90% of the property’s value.

  • Why this matters: If your home is worth $800k, that extra 10% unlocks $80,000 of additional capital you couldn’t access before.
  • Protector Note: Because this is an insured mortgage product, accessing the full 90% LTV typically triggers a CMHC insurance premium. You must factor this fee into your total cost—it’s not “free money,” it’s “accessible money.”

2. The City of London ARU Loan ($45k)

The City of London offers an interest-free loan of up to $45,000 for eligible homeowners creating additional units.

  • The Catch: In exchange for the cheap money, you often have to commit to renting the unit at an “affordable” rate for a set period. You need to run the math: Does the interest savings outweigh the rental cap?

3. The “Rental Offset” Strategy

Lenders can now use up to 100% of the projected rental income from the new unit to help you qualify for the renovation loan. The suite essentially pays for its own mortgage approval.

Cost Breakdown: Prefab vs. Custom Build

“How much does it cost?” is the wrong question. The right question is: “What are the variables?”

A backyard suite is not a shed; it is a fully functioning house with plumbing, HVAC, and insulation. To give you a realistic idea, here are two real-world London examples from the last 12 months:

  • The “Budget” Build ($215k): A 500 sq. ft. modular (prefab) unit installed in a Byron backyard. Lower cost because it was factory-built and craned in, minimizing labor delays.
  • The “Complex” Build ($320k): A similar size custom stick-build in Old North. The cost spiked due to heritage permit delays, difficult backyard access (hand-digging trenches), and luxury finishes to match the main house.
Drives Price DOWN 📉 Drives Price UP 📈
Prefab / Modular (Fixed contracts) Custom Stick-Built (Labor/Weather risk)
Existing Services (Sewer/Water easy to reach) New Trenching (Digging 100ft to the street)
Electric Heat/Mini-Split Gas Service (Requires new line)
Standard Finishes (Vinyl/Laminate) Luxury Finishes (Stone/Hardwood)

(Note: These are estimates based on 2025/2026 London labor rates. Always get three quotes.)

Who Should NOT Build an ADU Right Now?

I am a Realtor, so I usually tell people to add value. But as your “Protector,” I have to tell you when to stop. Do NOT build if:

  1. You plan to move in < 3 years: You likely won’t recover the full $250k construction cost in resale value that quickly. This is a long-term hold or cash-flow play.
  2. You cherish total privacy: Tenants mean noise, shared driveways, and eyes in your backyard. If you hate neighbors, do not move one onto your lawn.
  3. Your lot is “Legally Wet”: If you are near the Thames River or a floodplain (conservation authority land), obtaining a permit can be impossible, regardless of zoning.

How to Find the Perfect “ADU-Ready” Property

Most listings on Realtor.ca don’t list “Zoning Depth,” “Sewer Grade,” or “Side Yard Clearance.” They just list “Big Backyard.” That is dangerous. You can buy a house with a huge yard, only to find out a municipal easement prevents you from digging.

If you are looking for a property specifically to generate income or house family, you need the right dirt.

This is where our VIP Home Hunter Service™ comes in.

We don’t just look for “Nice Kitchens.” We scan the market (including off-market homes) for:

  • Wide Lots (for easy construction access).
  • R2/R3 Zoning (Pre-approved density).
  • Existing “Rough-Ins” (Saving you $10k in plumbing).

We find the asset that makes the math work, so you don’t have to fight the City Hall uphill battle.

Next Steps

You have two choices:

  1. Guess and Hope: Call a contractor and hope your zoning allows it.
  2. Plan and Profit: Get the facts first.

The 2026 Mortgage “Cliff” is a Myth: Why Your Renewal Won’t Bankrupt You

The 2026 Mortgage “Cliff” is a Myth: Why Your Renewal Won’t Bankrupt You

If you bought a home in 2020 or 2021 with a rock-bottom interest rate of 2%, looking at your mortgage statement right now probably feels pretty scary.

You see the date “2026” looming. You see the headlines about a “Mortgage Renewal Cliff.” And you’re doing the mental math—wondering if your payment is going to double.

I want you to take a deep breath.

I talk to homeowners in London every single day who are losing sleep over this. But here is the truth: The “Cliff” is actually just a slope, and it’s a lot easier to climb than you think.

Here is the reality of the 2026 renewal market, and the specific plan you need to protect your wallet.

Why the media’s “Mortgage Cliff” headlines are misleading

Bad news gets clicks. Telling you that “everything is going to be fine” doesn’t sell newspapers. So, you see headlines about rates skyrocketing to 5% or 6%.

But the bond market—which actually dictates fixed mortgage rates—is telling a different story. The economy is slowing down, and inflation is cooling. That means mortgage rates are already coming down. While you might not get 1.99% again, you also aren’t going to be forced into 6%. The gap is narrowing every month.

Chart comparing bank renewal rates vs broker rates showing savings

The real interest rates available to you right now

If you walked into a bank today, the posted rate might look high. But that’s the “sticker price.” Nobody pays sticker price.

Right now, we are seeing 5-year insured fixed rates hovering around 3.69% to 3.99% for qualified buyers.

Here’s what that looks like on a $400,000 mortgage:

  • At 2.0%: Payment is ~$1,695/month.
  • At 3.7%: Payment is ~$2,035/month.

Is that an increase? Yes. It’s about $340 more a month. That is real money. But it isn’t a bankruptcy-level event for most families. It is manageable—if you have a plan.

Why simply signing your bank’s renewal letter is the single most expensive mistake you can make

About 90 days before your renewal, your current lender will mail you a letter. It will say: “Good news! We’ve pre-approved your renewal. Just check this box, sign here, and you’re done.”

Do not sign that letter.

Lenders bank on the fact that you are too busy or too stressed to shop around. They often offer you a rate that is 0.25% to 0.50% higher than what you could get on the open market because they know switching feels like a hassle.

But here is the good news: New government rules mean you no longer have to re-qualify or pass the “Stress Test” just to switch lenders.

In the past, you were stuck with your bank because switching meant proving you could afford a rate of 7% or 8%. That rule is gone for straight renewals. You are now free agents. You can leave your bank and take a better deal down the street without jumping through hoops.

We advise all our clients to shop around (No Cost, No Obligation)

You don’t have to fight the bank alone. In fact, we advise every single one of our clients to speak with an independent mortgage broker before they sign anything.

Unlike a bank employee who can only sell you their bank’s products, a broker works for you. They can shop your mortgage to dozens of lenders to find the absolute best rate and terms.

The best part? It is almost always no cost and no obligation to you. The lender pays the broker, not you.

If you don’t have a broker you trust, we are happy to help. We have a short list of trusted local brokers who we use personally and have referred to dozens of happy clients. If you want a second opinion on your renewal offer, just reach out. We can connect you with someone who will give you the honest truth about your numbers.

The specific math on “Right-Sizing”

Sometimes, even the best rate doesn’t fix the budget. If your life has changed—maybe the kids have moved out, or you want more travel money—2026 might be the perfect time to “Right-Size.”

By selling your current home and moving to a smaller property or a different area, you might be able to take your equity and wipe out your mortgage entirely. Imagine heading into 2026 with zero payments.

If you are curious about what that looks like, we can help you run the numbers. There is no cost and no obligation. Our goal is simply to help you get all the options so you can make an educated decision for your family.

Want to know where you stand?

  • Text your address to 226-271-1140, and we’ll start the analysis for you.
  • We’ll give you a quick call to ask a few questions about your home’s condition, and then send you a clear report on your potential equity.

Don’t let fear make your decisions. Let the math make them.

It’s the question I’m hearing a lot right now: “Should I sell my house this winter, or wait until the spring market?”

It’s a valid question. The default advice has always been to wait for the spring. And now, with LSTAR reporting that London is in a “Buyer’s Market” with 6.1 months of inventory, the idea of listing in winter feels even scarier.

But here’s the truth: that default advice is exactly what creates the spring “flood.” And in an already-flooded Buyer’s Market, waiting for spring could be the costliest mistake you make.

Here’s what the data is really telling us.

Here’s what we’ll cover:

  • The “Wait for Spring” Mindset: Why This Is a Trap in a Buyer’s Market
  • The 2025/2026 London Market: What 6.1 Months of Inventory Actually Means
  • The 4 Types of Buyers Who ONLY Shop in Winter (or have the time to buy)
  • The Undeniable Advantage of Low Competition
  • The Solution to a Slow Sale: A Proactive Marketing Plan
  • The Verdict: Should You Sell This Winter or Wait?

The “Wait for Spring” Mindset: Why This Is a Trap in a Buyer’s Market

The spring market belief holds that a flood of buyers will show up.

But here’s what that really means: a flood of sellers will also show up.

Right now, in November 2025, we have 6.1 months of inventory (Source: LSTAR). That means every seller who is also “waiting for spring” is planning to list their home in March or April, dumping even more houses onto an already saturated market.

In a Buyer’s Market, waiting for spring doesn’t give you an edge. It just guarantees you’ll be competing with everyone else, giving buyers even more power to negotiate you down on price.

The 2025/2026 London Market: What 6.1 Months of Inventory Actually Means

Let’s be clear about the data.

  • 6.1 Months of Supply: This officially makes it a Buyer’s Market.
  • Average Days on Market: 38 days. (Source: LSTAR, Nov 2025)

This doesn’t mean homes aren’t selling. It means buyers are not rushed. They have choices. They can take their time, see multiple properties, and write calculated offers.

In this market, “average” fails. You can’t just put a sign on the lawn, put it on MLS, and pray. A home that is not priced correctly and marketed aggressively will simply sit, becoming “stale,” and proving the seller’s fear correct.

The 4 Types of Buyers Who ONLY Shop in Winter (or Have the Time to Buy)

The biggest misconception is that “no one is looking” in the winter. This is completely false.

What’s true is that the lookers are gone. The nosy neighbours and the “maybe one day” crowd are at home. The people viewing your home are high-intent.

  1. The Relocator: This is the #1 serious buyer. They are moving to London, Ontario for a new job that starts in January or February. They are on a deadline, pre-approved, and must find a home.
  2. The “Life Event” Buyer: Life doesn’t wait for the spring. People have babies, get divorced, or get married. They have a non-negotiable life event that is forcing a move, and they are shopping now.
  3. The Holiday Time Buyer: This buyer has been looking for months but hasn’t committed yet. They use the slower pace of the holiday weeks (Christmas to New Year’s) to focus on showings, inspections, and lawyer meetings, knowing their work schedule won’t allow it otherwise.
  4. The Smart Investor: This buyer is looking to close a deal before December 31 for tax purposes. They are savvy, they know the market, and they are looking for a fair deal right now.

These aren’t “window shoppers.” These are the most serious, qualified buyers you will ever meet.

The Undeniable Advantage of Low Competition

While there are fewer buyers in the winter, there are dramatically fewer sellers. This is the critical advantage.

Instead of being one of 20 new listings on a single day in April, your home might be one of 2 or 3. You get all the attention.

The Winter Advantage in Action: We successfully sold a 3 bedroom, 2 bathroom, single garage home after listing it on December 22nd.

The property sold on December 31st in just 9 days and achieved 104% of the asking price.

The serious buyers were out, and they had almost no other inventory to look at. Your home gets to shine.

The Solution to a Slow Sale: A Proactive Marketing Plan

The biggest fear in a 38-day-on-market world is going stale. And that fear is valid… if you plan to be a passive seller.

We don’t do that.

In a Buyer’S Market, you need a proactive, aggressive strategy. This is where our 16-System Activation Plan becomes the solution.

This isn’t just an MLS listing. It’s a comprehensive system that gives buyers confidence and finds them where they are looking. This system includes:

  • Deploying the **Certified Pre-Owned Home Program**: This gives a buyer immediate confidence by providing a pre-inspection summary, removing a massive hurdle in a Buyer’s Market.
  • Proactively reaching our database of **Buyers In Waiting** (The VIP Buyer System™) who are specifically looking for a property like yours right now.

You can’t just put your home on the market; you have to launch it.

The Verdict: Should You Sell This Winter or Wait?

You have a clear choice.

Option A: You can list your home this winter, with low (but serious) competition. You will get the full, undivided attention of the relocators, the investors, the “life event” buyers, and the Holiday Time buyers who are finally ready to commit.

Option B: You can wait until spring and list your home at the same time as all your neighbours, in an already-flooded 6.1-month Buyer’s Market inventory.

If your home is prepared correctly and you have an aggressive marketing plan, winter is a clear strategic opportunity to stand out.

2025 London Ontario Santa Claus Parade Guide

2025 London Santa Claus Parade Guide: Route, Times & Tips

The 2025 London Santa Claus Parade: Your Ultimate Guide to Routes, Times, and Staying Warm

The London Santa Claus Parade is right around the corner.

It’s one of the best nights of the year, but if you’re taking the family, you know it helps to have a plan. The kids are excited, you’re juggling mittens and snacks, and you’re just hoping to find a good spot (and parking!) without too much hassle.

I’ve done this many times, so I’ve put together this simple guide to help you get less of the chaos and more of the magic.

Here’s what we’ll cover:

  • 2025 London Santa Claus Parade: The Quick Details (Date, Time, Theme)
  • The Official 2025 Parade Route Map
  • Don’t Forget: Letters to Santa!
  • Share the Magic: The London Food Bank Drive
  • Insider Tips: 4 Ways to Make Your Parade Night Perfect
  • Where to Park: The Best (and Easiest) Spots
  • What’s New for 2025?
  • Can’t Make It? How to Watch From Home

2025 London Santa Claus Parade: The Quick Details

First, the most important info. Get this in your calendar right now.

  • THE DATE: Saturday, November 15, 2025
  • THE TIME: 6:00 PM sharp (You’ll want to be in your spot long before this!)
  • THE THEME: This year’s theme is “Santa Rockin Wonderland”
  • THE KEY: This is an evening parade. That’s what makes it so magical—all the floats are lit up. But it also means you must dress warmer than you think you need to.

The Official 2025 Parade Route Map

The route is simple and classic, running straight through the heart of downtown.

Insider Tip:

The crowds are thickest along the core, especially from Richmond Street to Ridout Street (near Victoria Park). If you have very young kids, finding a spot just east of Richmond (closer to the Ontario Street start) is often a little less crowded and easier to manage.

You can check out the official parade website for more info right here: https://www.londonsantaparade.ca/

Don’t Forget: Letters to Santa!

This is one of the best parts of the parade for kids. Have your children write their letters to Santa at home and bring them along.

Canada Post carriers walk the entire parade route to collect them. Seeing the mail carriers with their official bags collecting the letters makes the magic feel incredibly real.

Pro Tip: What to Include

To make sure Santa can write back, Canada Post says to make sure your letter includes:

  • Your child’s full name.
  • A clear return address.
  • (And maybe a quick mention of something nice they did this year!)

Share the Magic: The London Food Bank Drive

The parade isn’t just about magic; it’s about community. It’s one of the city’s most important food drives of the year.

Volunteers will be walking the route collecting non-perishable food items and cash donations for the London Food Bank. Bringing a can or two is an easy way to share the holiday spirit and make a huge difference.

To give you an idea of the impact: in 2022, our community donated over 5,387 pounds of food along the parade route alone. Let’s see if we can beat that this year!

Insider Tips: 4 Ways to Make Your Parade Night Perfect

A little planning goes a long, long way. Here are 4 tips that have saved our parade night more than once.

  1. Warmth is the #1 Rule. You will be standing still on the cold pavement for over an hour. Layers are everything. For kids, snow pants are non-negotiable, even if there’s no snow. Bring blankets, hand warmers, and a thermos of hot chocolate. A cold kid is a miserable kid, and it can end the night early.
  2. Bring a Stool. This is a game-changer. A small, folding stool or step-stool for little kids saves their legs from getting tired and (more importantly) gives them a clear view over the people standing in front of them.
  3. Know Your Spot. As we mentioned, the start of the route (east of Richmond) is often less crowded. If you want that classic “Victoria Park” vibe, you need to stake out your spot very, very early.
  4. Pack Low-Mess Snacks. You’ll be in the dark, wearing mittens. This is not the time for complicated snacks. Granola bars, fruit snacks, or a bag of cookies are perfect for handling the inevitable “I’m hungry” alerts.

Where to Park: The Best (and Easiest) Spots

Ah, the parking. This is probably the most stressful part of the night. Here are two strategies.

Strategy 1: The Lots (Arrive Early)
The municipal lots at places like Citi Plaza or the Covent Garden Market are your closest bets. They are convenient, but they fill up fast. If this is your plan, you’d need to be parked by 4:30 PM, grabbing an early dinner downtown before you find your spot. (You can find a full list of municipal lots here: https://london.ca/living-london/parking/parking-lot-information).

Strategy 2: The Walk (Leave Fast)

This is my preferred method. Park on a side street several blocks north of Dundas (in the Woodfield neighbourhood, for example) or south (in SoHo). You’ll have a 5-10 minute walk to the route, but you’ll be endlessly thankful when the parade ends, and you can just walk back to your car and drive away, bypassing the gridlock of everyone trying to exit the downtown lots at the same time.

What’s New for 2025?

The big news this year is the “Santa Rockin Wonderland” theme. This promises a high-energy, musical parade with lots of amazing, bright floats. It’s the perfect, exciting kick-off to the 2025 holiday season and a reminder of what makes this community so special.

Can’t Make It? How to Watch From Home

If you can’t make it downtown or just prefer the warmth of your own couch, you can often still catch the magic.

In past years (like 2024), the parade has been streamed live on YouTube for everyone to enjoy. While the official details for a 2025 live stream haven’t been announced just yet, we recommend monitoring the official parade website and their YouTube channel as the date gets closer.

See You on the Route!

The parade is one of those core London traditions that just makes you happy to live here. It’s all about community, celebrating together, and making memories.

We hope this guide helps you have the best, warmest, and most magical parade night ever.

What’s your family’s can’t-miss parade tradition? Let us know in the comments!

There’s something inherently creepy about old, historic buildings at night, and Fanshawe Pioneer Village leans into it perfectly. This isn’t a typical haunted house; it’s a guided theatrical experience that takes you on a chilling journey through the dark, winding paths of the 19th-century village. Professional actors bring terrifying local legends and ghost stories to life, using the authentic, shadowy backdrop to create a deeply unsettling atmosphere.

2. Horror at the Hyland Cinema

A true London tradition, the Hyland Cinema is hosting its “Fifth Annual Horror at the Hyland” series. Forget watching a classic horror movie on your couch—seeing it on the big screen in a historic theatre is a whole different experience. It’s the perfect, low-key spooky night out.

It’s a fascinating and spooky look at the history right under our feet. Just a heads-up: this one is definitely for the grown-ups and not for kids under 12.

4. Morbid and Macabre Tours at Eldon House

This tour takes you inside London’s oldest, and allegedly most haunted, residence after dark. You’ll hear the chilling tales of the Harris family and learn about the unexplained events that have occurred within the home’s walls for nearly two centuries. This is all about atmosphere and authentic, spooky stories—no jump scares needed. Just a heads-up: this one is definitely for the grown-ups and not for kids under 12.

For Family-Friendly Fun

This is a must-do family tradition. The magical grounds of Storybook Gardens are transformed into an enchanting outdoor walk-through experience featuring over 6,000 hand-carved pumpkins.
